What we build
A luxury home builder carries more than a hammer and a schedule
Every project involves an architect, structural engineer, interior designer, permit expediter and skilled trades, and each one must work from the same plan. We coordinate that team under a design-build contract, so you deal with one builder from the first sketch to the certificate of occupancy.

New construction
Custom luxury homes, from first sketch to the keys
A custom luxury home starts with the lot. We review the survey, soil conditions, zoning limits, setbacks and design review rules before the architect finishes the plans. That review shows what the site allows, what the build will cost and how long it will take.
We then price the full scope, set a schedule with milestones, and build in phases: excavation, foundation, framing, enclosure, mechanical, electrical and plumbing, interior finishes and landscape. Every change goes through a written change order before work begins.
Renovation and restoration
Renovating inside New York's tight limits
Shared walls, narrow streets with little room for deliveries, building work hours and neighbors beside the job site. We plan for those limits before demolition begins.
- Survey existing conditions and test for hidden problems, including asbestos and lead
- File with the NYC Department of Buildings and answer objections
- Prepare the co-op board package and insurance certificates
- Apply to the Landmarks Preservation Commission for landmarked properties
- Protect shared walls and adjoining properties during the work
- Match original masonry, plaster and millwork on restoration projects
Interiors and millwork
Built to a luxury standard
Finish quality decides how a luxury home feels every day. We install custom cabinetry, paneling, built-ins and staircases, and set natural stone and marble slabs chosen with you and your designer. We build mock-ups for your approval before ordering or installing the main finishes.
Waterfront and outdoor
Ready for flood zones, wind loads and coastal permits
Raised foundations, flood-resistant materials, impact-rated windows and reinforced roofing, plus bulkheads, docks, pools, outdoor kitchens, terraces and the drainage that keeps them working.
Systems and technology
Comfort, power and control
Zoned heating and cooling, radiant floors, geothermal systems, whole-home generators with battery backup and efficient building envelopes. Smart-home systems for lighting, shades, audio, security and networking, with training when we finish.
One team
Design, permits and construction under one contract
Design-build puts the designers and the builders on the same contract. That gives you one point of contact, one budget and one schedule, and lets the builder test every drawing for constructability before the work begins.
If you live outside New York, or outside the country, weekly reporting keeps you informed without a site visit.

Before you build
Questions homeowners ask
How much does a luxury custom home cost in New York?
The cost depends on the lot, the size, the finish level and the approvals the site needs. We prepare a detailed estimate after we review the drawings and the site, so you see the price of the full scope before construction starts.
How long does it take to build a luxury home or renovate a brownstone?
Permits, design review and long-lead items such as windows and stone often decide the schedule. We set milestones during pre-construction and report against them every week.
What is the difference between design-build and a general contractor?
Under design-build, one contract covers design and construction. A general contractor builds from drawings that someone else finished. Design-build lets us test the plans for buildability and cost before work begins.
Do you handle permits, landmark approvals and co-op board packages?
Yes. We prepare and file the permit applications, the Landmarks Preservation Commission applications and the co-op board package for your project.
Can you build in a flood zone or on the waterfront?
Yes. We design and build raised foundations, flood-resistant construction and wind-rated structures, and we manage the coastal permits.
Can you work with my architect and interior designer?
Yes. We build from your architect's drawings and coordinate with your designer on selections and details.
